How I actually work
That's the difference between waiting for the right home to appear and going out to find it.
Most buyers start and finish on the public portals. I start there too, then I keep going. I look at homes that are off market, and ones that were listed and then quietly withdrawn, and I ask the agents whether the owner would talk to the right buyer.
Here is the shape of a real search. A buyer wanted a two bedroom, two bathroom apartment with a car space, ground or first floor, close to transport and shops, and not on a hill, all within a set budget. I pulled together a shortlist of five that fit, learned what they liked and what they didn't, then went back to the agents to get ahead of what was coming up next.
